Some Planning Approvals for residential developments within congested city centre locations now have a Condition which requires proof be provided that effective measures have been put in place which will ensure, as far as practicable, that the residents will comply with the on-site parking restrictions and that the on-site car parking spaces cannot be used by non-residents. In order to discharge such Planning Conditions we produce site specific Car Parking Management Plans which serve to demonstrate the developer’s commitment to controlling residents’ future parking habits long after his units have been sold and the developer has moved on. Typical control mechanisms adopted to demonstrate that parking will be properly managed include:
- Effective control of access to the car park through the use of remote controlled security gates.
- Only those tenants permitted to park within the development being issued with remote control keys
- Lease agreements provide clear direction in terms of the use of the car parking spaces.
- Access to the development is gated, the gates being controlled by remote control.
- Clear signage provided to identify the apartment number associated with each parking space.
- The tenant has the right to use the allocated parking space for the parking of one motor vehicle only.
- Residents not being permitted to use any parking space for any purpose other than the parking of a car
- Residents not being allowed to park on any of the common parts or footpaths of the development.
